Vacation homes: budget choices and premium options

Vacation homes designed for absence: what an empty building does to itself, drain-down and ventilation, and why premium finishes fail unattended.

A vacation house is a building that is empty most of the time, and that single fact should drive every decision about it. Ordinary houses are kept alive by the people in them: someone notices the drip, opens a window, turns the heating up before the frost, calls about the roof. Take the people away for forty weeks of the year and the building has to survive on its own. Most of what goes wrong with second houses, and most of the money wasted on them, comes from designing them as if somebody were home.

What an empty house does to itself

Left alone, a building drifts toward the condition of the weather outside it, and then starts to fail.

In a cold place the danger is freezing. Water in pipes, traps, tanks, boilers and appliance hoses expands as it freezes and splits whatever holds it, and the leak begins when the thaw comes and nobody is there to see it. A single split fitting can run for weeks. In a damp or humid place the danger is condensation and mold: a closed house with no air movement holds moisture against every cool surface, and soft furnishings, timber and plaster all suffer. In a hot dry place it is heat and sun: sealed rooms reach temperatures that warp timber and degrade anything with glue, rubber or plastic in it.

Then there are the tenants that move in. Rodents find an unoccupied building within days and chew wiring and insulation. Insects follow. Birds take a chimney or a vent. None of it is dramatic on any single day; all of it is expensive by the time someone returns.

Storms test the roof and the windows with no one to check the aftermath. And an obviously empty house is an easy target, not because of anything worth stealing, but because nobody will interrupt.

Design for absence

The house that survives this is not the biggest or the best finished. It is the one that can be shut down in an hour and left with confidence.

Drain-down. Plumbing arranged so the whole system can be emptied from a couple of points, with pipes falling toward drains and no hidden low spots that hold water. In a cold climate this is the most important detail in the building.

Simple systems. One heating method, ideally one that can hold a low background temperature unattended. Few controls, nothing that needs a technician to restart. Every piece of equipment is a thing that can fail while you are away, and the more there is, the more certain it is that something will.

Air. Some way for the house to breathe when closed: trickle vents, a small dehumidifier on a drain, or a mechanical ventilation unit that runs on its own. A house that is sealed for months is a house that grows things.

A hard skin. Shutters or screens that close over glass, hard-wearing exterior materials that need no annual attention, a roof with as few penetrations as possible, and gutters that can be seen and cleared from the ground.

Nothing soft left behind. Upholstery, mattresses, rugs and books in a closed house are where damp and pests begin. Design storage that can be sealed, or furnish so that the soft things can be taken away or covered.

Eyes. Someone local who looks in after every storm and freeze, and simple sensors for temperature, water and power that report to a phone. The sensors are cheap; the person is worth more than any of them.

Budget and premium, and which one fails

People assume the budget version of a second house is the fragile one. It is often the other way round, because the budget house is simple and the premium house is full of things that break.

Where premium money genuinely pays is in the parts that cannot be changed later: the roof structure and covering, the quality of the walls, the drainage of the site, the shutters, the insulation. Money spent there makes the house cheaper to leave. Money spent on the visible interior makes it more expensive to leave and no better to arrive at.

A house you arrive at tired

The other thing absence changes is arrival. Nobody arrives at a second house in the middle of a day, rested, with time to open it up. They arrive late, with bags, in the dark, in weather.

So the plan should give you one room that can be warm and lit within minutes of walking in, close to the door and the kitchen, and let the rest of the house wait until morning. A small, quick room by the entrance is worth more on the first night than a large volume that takes a day to heat. The same logic runs in reverse at departure. Shutting down should follow a short written sequence anyone can carry out, and the house should make each step obvious: valves where you can reach them, switches labeled, shutters that close from inside.

Letting changes the building

A house that will be let to strangers is a different building from one used only by its owners. It needs finishes that survive people who do not care, an owner's cupboard that locks, spare keys to nothing important, and fire and safety provisions that satisfy whoever regulates short lets where the house stands. Those provisions generally descend from a locally adopted model document, the families of which are described at the International Code Council's code library, amended jurisdiction by jurisdiction. That last item varies by country, region and sometimes by town, and the only reliable source is the local authority responsible for it. Do not take the requirements from a listing site or from a neighbor.

The trade is worth stating honestly: letting pays for the house and wears it out. Every choice above tilts further toward the sturdy and the replaceable once other people are using the building.

Common questions

Is a second house in a hot climate easier than one in a cold climate?

Different, not easier. Cold brings the freeze, which is sudden and catastrophic. Heat brings slow damage to anything organic or glued, and a sealed house in the sun can be worse for its contents than one left slightly open. Both need air movement and both need someone to look in. What is the one thing to spend on if the budget is tight?

The path water takes: roof, gutters, ground drainage, and the ability to drain the pipes. Everything else can be improved later. Water damage from a season unattended cannot be undone cheaply.

Do large glass walls make sense in a holiday house?

They make sense for the view on the days you are there and are a problem on every day you are not. If the view is the point, pair the glass with shutters that close over it, and put the glass on a face that is not visible from the road.
